Housing is hills around the reservoir: gated lake-access communities, custom builds on big hilly lots, some Hill Country-style stone and metal, lots of weekend and seasonal homes. Public building records are what the online estimator reads to measure your roof; the number lands in about 30 seconds. On install day I verify the measurement in person before the first clip goes on. If the records don't give a clean roofline, I text you the exact price the same day. Gutter and drip-edge clips only. Nothing stapled into shingles, nothing driven through fascia, nothing stuck on with glue. Gated community — what do you need from me?
Add me to your guest list for install day. If there's a gate code or guardhouse name, send it when you book.
Lakefront house — can you light both sides?
Street-facing side is a standard install. Lake-facing side is a separate line item on the quote. Dock or boathouse lighting is a separate line too.
65 minutes from Kyle — same repair response?
Yes. 24-hour repair response, no trip fee, no surcharge for distance. Canyon Lake is in the service area and gets the same guaranteed response.
Hill Country-style house with metal roof — any issue?
No issues. Metal takes clips on the drip edge only — no fasteners through the panels, no glue.
I'm a seasonal owner and I'm not local most of the time — can you install while I'm away?
Yes. I can run the install without you present and send photos afterward. Same for repairs mid-season — tell me when you book how you want updates.
When should I book?
Earlier is cheaper. A November install comes in 13% below the Thanksgiving-to-December-11 peak.
What are the pricing windows I should know about?
The season has four: There are four windows. October is the early-bird window. November is the standard window and runs 13% below peak. Peak is Thanksgiving through December 11. December 12 to 15 is the tail. Whatever date you pick on the quote, that's the price.
My lake house is on the water — can you light the shoreline or dock structure?
Dock piles and covered-slip roofs can get warm white minis as a separate line item on the quote. Shoreline landscape beyond the dock isn't something I do — clips go on structures, not into the ground or the water.
Can I lease the lights one season and buy them later?
Yes. Lease and own both show on your quote. If you lease this season and want to own next season, we set that up at next season's booking.
Do you provide anything for me to track after install?
Yes. On install day you get a photo set of the completed house and a note on the timer settings. If anything needs to change mid-season, you text or call (737) 248-6312.
